Established neighborhoods through newer south-side builds.
Our home base. We work everything from mid-century ranches in the older parts of the city to newer construction on the south side. Older homes here often need drain and vent corrections we plan for up front; newer ones usually need finish upgrades more than structural work.
Leawood, KS
Larger homes and primary suites.
Larger primary suites where the request is usually a freestanding tub plus a genuinely large curbless shower. We coordinate with HOA guidelines on dumpster placement and work hours where they apply.
Lenexa, KS
Older homes and 1990s two-stories.
A mix of newer two-story homes with builder-grade hall baths and older homes closer to the original town center. Tub-to-shower conversions and full hall bath remodels are our most common Lenexa projects.
Olathe, KS
Growing west-side and established neighborhoods.
Fast-growing subdivisions plus established neighborhoods near the city center. We see a lot of failing fiberglass surrounds ready for real tile and glass.
Shawnee, KS
Split-levels and ranches.
Split-levels and ranches where accessible walk-in showers and aging-in-place upgrades are a frequent request from long-time owners planning to stay put.
